On May 12, 2026, BGSKLAD will host the sixth edition of its International Conference on Industrial Real Estate at Inter Expo Center, Vitosha Hall, in Sofia. Over the years, this event has developed into one of the leading professional meeting points for the industrial, logistics and warehouse real estate sector in Bulgaria, bringing together investors, consultants, brokers, developers, engineers, architects, logistics operators and business representatives from Bulgaria and abroad. The main theme of this year’s edition is “The impact of the euro on the industrial and warehouse property market in Bulgaria.”
The conference will focus not only on the broader macroeconomic and investment implications of euro adoption, but also on its practical effects on the market: investor sentiment, rental levels, financing conditions, development activity, regional expansion and Bulgaria’s positioning within the wider European logistics landscape. The agenda is structured to combine international market perspectives, local market evidence, technical and engineering solutions, and investment-oriented discussion.
The day will begin with registration from 08:00 to 09:00, followed by the official opening from 09:00 to 09:30 by Simeon Mitev, owner of the BGSKLAD platform, Vladimir Gyurdzhiev representing the general sponsor Lion’s Head, Thomas Westerhoven representing the gold sponsor Logisoft, and a representative of the main media partner Stroitelbg. This opening session will set the tone for a high-level professional forum focused on real market issues and forward-looking dialogue.
Panel One: The European industrial and logistics property market
The first panel, taking place from 09:30 to 10:30 and held in English, is titled “The European industrial and logistics real estate market: trends, investments and new realities.” This session will place Bulgaria within the wider European and Southeastern European context and will bring together speakers with direct experience from several markets. The discussion is expected to explore how the industrial sector is evolving across Europe, where investment interest is moving, how occupier demand is changing, what rental and development trends can be observed, and how geopolitical and economic shifts are influencing supply chains and industrial location strategies.
Speakers in this panel include Ulker Guzeldag from Turkey, Dimitris Tsokaktsidis from Greece, Anton Kalin of GreyStar Real Estate Partners with experience in Romania and Uzbekistan, Jan Kamodzi-Chapinski from Colliers Poland, Jana Jovanovic from CBRE SEE, and Vladimir Gyurdzhiev from Lion’s Head Investments, Bulgaria. The panel will be moderated by architect Elitsa Panayotova, Managing Partner at United Master Architects. This session is expected to provideimportant comparative insight into how Bulgaria fits into the regional and European industrial real estate map.
Panel Two: The Bulgarian market through the BGSKLAD perspective
The second panel will take place from 10:40 to 11:10 and is titled “The industrial property market in Bulgaria: regional analyses and real transactions through the eyes of BGSKLAD.” It will be presented in the form of a video presentation moderated by Simeon Mitev. This part of the program will offer a practical overview of what is currently happening in the Bulgarian market, with an emphasis on regional differences, real transactions, local trends and direct market observations gathered through the BGSKLAD network.
The focus here will be on how different cities and industrial zones are developing, where occupier and investor activity is strongest, how the availability of quality space is changing, and what can be observed in the demand for warehouse, logistics and production facilities across the country. It is the bridge between the international perspective and the on-the-ground Bulgarian market reality.
